Housing layers

Oak Park homes, decade by decade

There is no city hall here, so the useful map is when the houses went up. Shares are of all housing units.

1970s homes

About 26% of the housing: the oldest sizable layer, now on second or third springs.

1980s homes

About 38%, the biggest decade, built as the County's master plan for the community filled in.

1990s homes

About 24%. Most openers from this era went in long before the 2019 battery-backup rule.

Attached homes

About 15% of units are attached single-family homes with their own garage doors.

Fire record

Why does the fire history here matter for a garage door?

Because CAL FIRE's perimeter records lay several old fires across most of the community, and the next one will come on the same autumn wind.

  • 1949 Simi Hills fireIts perimeter covers about 71% of the community today.
  • 1970 Clampitt fireAbout 53%.
  • 1982 Dayton Canyon fireAbout 88%, the largest share.
  • 2005 Topanga fireAbout 23%.
  • What it means nowMost homes went up after the older fires. What a garage door adds today is a tight seal, within the 1/8 inch gap the state's wildfire rules allow.

Our approach

A younger community, different wear

Oak Park is younger than most of the Conejo Valley, and that changes what wears out first. Census estimates put about 63% of its homes in the 1980s and 1990s, with only about 6% older than 1970, so the original springs have long cycled out but many openers are older than California's July 1, 2019 battery-backup rule. An opener without backup can stay in service, yet a new door may not be connected to it. We check that before quoting any door, test balance and reversal on every visit, and look hard at the seals, because parts of the community are mapped Very High fire hazard on CAL FIRE's maps.

  • Opener age checked first
  • Battery backup on new units
  • Balance and reversal tested
  • Seals checked edge to edge
  • Attached homes welcome
  • Written price first

That the opener has battery backup and passes the 2-inch reversal test. Otherwise California bars hooking the new door to it.

Doors and openers

Yes. About 15% of the community's housing is attached single-family homes, and their doors get the same work.
Not necessarily. DASMA's standard designs doors for at least 10,000 cycles, and the parts that wear first, springs, rollers and cables, are all replaceable. Replacement makes sense when sections are cracked or separating, or when you want a door that meets current wind and fire rules. Until then, a sound 1990s door is usually worth repairing.
Yes, with battery backup on every one.
If your association reviews exterior changes, it does, in writing, under Civil Code 4765.
